The space
You’ll arrive on a quiet, tree-lined street in the well-established Whispering Pines neighborhood, where mature pines shade the entire property. Parking: 4 cars in the driveway, plus free street parking. Entry is through the front door using [a keypad code we’ll send before arrival].
Step inside and the house opens up immediately — vaulted ceilings, an open floor plan, and light pouring in from every direction. Everything is on a single level, so there are no stairs anywhere in the home.
LIVING ROOM
Just past the entry, the living room sits at the center of the home. It’s the cozy counterweight to everything else here — comfortable seating, a big TV, and a clear sightline into the kitchen and dining area, so nobody gets exiled to another room while dinner comes together.
It’s where the group naturally lands: coffee in the morning, a movie at night, and the constant low hum of eighteen people who all want to be in the same room.

Open to the living room, the kitchen was built for groups. Solid wood cabinetry, stainless steel appliances and a flexible island setup give several cooks room to work at once — and it’s fully stocked, so you can cook a real meal on night one instead of driving out for a colander.
Seating is genuinely generous: four stools at the counter and ten chairs at the large dining table, so the whole group can eat together instead of splitting into shifts.

Beyond the primary, you’ll find two more king bedrooms — one of them en-suite — and a queen bedroom. Every bedroom in this house holds to the same standard: a TV, a ceiling fan, and a large closet with luggage racks, so suitcases have somewhere to live besides the floor.
With three en-suite bedrooms, morning traffic never becomes a problem — a rare thing in a house that sleeps eighteen.

Two full-over-full bunk beds sleep four. There is a slide. There is a swing. There is, in the interest of full disclosure, a serious quantity of candy. We are not sorry.

It also holds the amenity guests talk about most: a silent disco system with ten headphones. Plug in one phone and the whole group hears the same track — the kids can have a full dance party while the adults sit ten feet away in complete quiet.
A queen Murphy bed folds down from the wall here, which makes this the home’s sixth bedroom. By day it disappears and the room is all game room again.

GLAM STATION
Off to the left of the front entrance is a room we didn’t expect to become a guest favorite: a dedicated glam station with four chairs and four mirrors. Four people can get ready at the same time — which, if you’ve ever tried to get a group of eighteen out the door for a dinner reservation, may be the most valuable amenity in the house.

OUTDOOR SPACE
The backyard is the reason people book this house. It is a private resort, and it was built to be used from breakfast until well after dark.
The pool is heated for winter and chilled at the peak of a Florida summer, so it is genuinely swimmable year-round — a distinction most listings can’t make.
The hot tub earns its keep on cool January evenings. Around them: six lounge chairs, a covered patio, plenty of shaded seating, and a deep bin of floaties.
Past the pool deck the property keeps going — a pickleball court, mini golf, bowling, basketball and cornhole. There’s an outdoor bar with four stools, a propane fire pit, a grill with the full set of tools, and dining for twelve. When the group is tired but nobody wants to go inside yet, there’s an outdoor movie theater waiting.
After sunset, string lights and floor lighting turn the whole yard gold. And the mural was painted to be photographed — your group will find it within the first ten minutes.

Guest access
The entire home is yours — all six bedrooms, the game room, the glam station, the kids’ suite and the full backyard resort. Nothing is off limits, there are no locked owner closets, and there are no hosts on site.

Other things to note
Bedroom six is a Murphy bed. It folds down from the wall in the game room. It’s a comfortable queen, but it does share the space with the pool table — it suits kids, teens or easygoing adults best, and it’s worth knowing before you assign rooms.
Pool heat. The pool is heated in winter and chilled in summer, so it’s comfortable year-round. Message us before arrival to have it set for your dates. Please note that there is a $40/day pool heating fee.
Karaoke is not quiet. The karaoke machine plays through a full-size speaker — it’s a real performance, best saved for daytime and early evening. When you want the party without the volume, that’s what the ten-headphone silent disco is for.
There is candy in the kids’ suite. A lot of it. Plan your bedtimes accordingly.
No smoking anywhere on the property, indoors or out.
Outdoor amenities are used at your own risk, and children should always be supervised near the pool and hot tub.
